I already did a cash out refinance on my primary in Texas and therefore can't do a HELOC on it.Trying to find other ways to get 10-40k cash.

By offering a BETTER value proposition at a lower than average price a tenant is VERY hard pressed to have a motivation to move and to be able to find a comparable property for similar rent.

Also jobs that can get me a head start into the field and what kind of investment I should really start with.

I have been investing in real estate for a little over 2 years and have not been able to scale the way I want to due to the fact that I never was able to generate enough “good” leads to keep the money flowing.
