Sadly, I don't know what the solution is, but I can guarantee that if more STRs get shut down there will need to be an increase in taxes coming from somewhere. 

Should I just post it at the high end estimate and adjust it down?

Bet you any amount of money...The problems are:- Do they want half down?

Bonus depreciation doesn't go away, it goes down to 80%. 

Most go down to 75K and charge a minimum fee for their time.

Down by Buckeye area is closer, esp to the airport.But don't forget about these new chip factories and other BIG businesses moving into the west side.
