For context, the water mitigation team that came out when the initial damage occurred 4 months ago was unable to locate the source—it was the roofer who repaired the flashing who said that was the issue.

The market would have to take a severe downturn and other detrimental economic factors would have to occur to prevent that; just dont see it happening...oh and if the sky does fall, my option #Z is selling on terms to an investor offering owner financing (thereby having the ability to inflate the purchase price).

Most PMs I have contacted have an indemnification clause in their contract, which says the Owner (me) would have to indemnify (reimburse) the PM for any and all losses PM incurs relating to any injuries that occur on the property.
