There are a handful of lenders that will do MF purhcases @ 80% LTV, but you will have quite a few more options if you can deal with 75% LTV. 

The numbers are acceptable and modest but the education has been significant and after failing to come to a deal with two other properties we were happy to get our hands dirty.

After many conversations and much thought, they agreed to 'test' the waters and turn their home into a rental property.We have since transferred the property into an LLC (Assets protection), cash-out refi  and rehabbed the property.

Even though i've done tons of research about this line of work, I'm sure that there are going to be mistakes made but I am ready to learn from them hands on.

We will then transfer title to the LLC upon closing (we have received lenders permission to do this).My question is, when we come to purchase another property will the lender view me as responsible for the whole mortgage debt and only 33.3% of the income?

I plan to submeter the water and transfer that expense over to the tenants.
