make your offer to the seller offer them a generous interest rate with no points  say 9 to 11%  that could swing the deal for you..

I have a bonus coming up next month that should be 5-6k so I was planning on using that to cover it when my card bill comes.Our stats:140-150k combined income 100k in student loans on pause between us100k in savings 30k in retirementI’m not sure if it’s because we’re trying to save for a house later this year, but I feel awful spending any money even on required expenses.

honestly this is a generous offer on your part, but I don't know that this is the kind of thing experienced investors need.i would just go to REIA meetings and ask questions, network, etc.

You could also ask for receipts of the things they had to pay for when they were displaced, though this seems pretty generous to me.
