Which would mean that all of my clients funds go into my bank account and I would pay them their net payout (rent less my Mgmt fee, cleaning fee, maintenance costs, taxes) at the end of the month instead of them paying me my Mgmt fee.

I wouldn't buy any short-term rental without doing that analysis in the first place, especially if it's overseas.If you buy a property in Mexico and pay cash for it, it's gonna be hard not to turn a profit when renting short-term given how low the costs are.

If I can borrow money at 6% and invest money to make 20% plus I would do that all day long.2) Without leverage you are setting yourself up for paying more taxes because your depreciation expense cannot fully offset the cashflow.
