We set a time to arrive with the officer and have paperwork to serve the tenant; (everything you go over in front of the officer) Here in Texas they can do nothing other than observe but they do have to write a report for their department which is a great tool when you sue the tenant for damages or eviction.Good Luck keep records of every text, email at this point do not speak in person with the tenant unless you have protection and witness. 

Had an inspection report on file from an inspector I have worked with a lot in the past so got good information there.

How do you properly read an inspection report?

In order to understand the cap rate, you can do some research, which  might include: 1) Looking at recent broker reports to see where cap rates are in your area, 2) Call a few brokers about current offerings in your areas and see where cap rates are currently, 3) Call a few banks and inquiry about their refinance options as well as where cap rates are, 4) Ask a few property managers in the area.

The properties and rental income are reported on the schedule E. 

My company has very extensive internal reports on market revenue expectations, so finding a rep in the area you are looking, and contacting my company to get connected with that rep would be a free option as well.

Anyone have appraisal reports they don't mind sharing?

If this is a screaming good deal, you can afford to hire someone else with due diligence reports.

Nothing will be reported in a background check for someone under 18.
