@Brian LideThe marketer in me hates saying this, but when I take the grey area into the ethics arena, I can't help but think that while we are not "selling" something, we are marketing to them and most sellers probably don't love getting a text message.It's not worth it to me to build a business if the world isn't a better place because of it, and sending out 5,000 texts to a list makes me think I'm doing more annoyance than good.

Yes, ethically you can not use the knowledge that you gain from your position as first responder for personal gain.

There are several ways to "wholesale" RE legally and ethically as I have pointed out countless times on BP in countless threads.

And an additional think I look for is ethical practices and a place that values integrity.Considering this, I would say think long and hard. 

I would also check references, call the title companies and wholesalers who have worked with this buyer before and see how ethical and honest they are.Hope you find this helpful!
