When we accommodate a change in the make up of a household, we let the tenants know the full security deposit stays in our trust account, earmarked for that unit, until the final departure of all occupants and we have received return of possession of the unit.

Anything that is automated tends to lag behind reality.Bottom line, learn your market, and learn how to evaluate comps yourself, then you have no one else to blame if you under or over price a property.One final note - you don't actually have to buy properties (or even make offers) in your market to evaluate and monitor their list price, days on market, and sale price - pick several representative properties in your area to monitor and evaluate as test cases so you can learn by doing, but without risking any money or wasting anyone's time.

There is a house that has been vacant and we finally got a hold of the bank and they said the same thing, they cant sell it yet because technically it still belongs to the owner but he cant sell it either I guess.

Since things like payoffs and charges often change everyday (taxes, interest and more) that are used to calculate fees charged (and monies that may need to be brought to the table or put into the loan itself) The gov't wants consumers to have a better understanding of what they are being charged.
