The metro Atlanta area offers a diverse range of opportunities, and your focus on buy and hold or fix & flip deals in the single-family home market up to $250K all in sounds like a solid strategy.

i don't do/invest in residential real estate but perhaps it would be possible to learn SFR by getting job in property management, also get RE agent license, then once you have learned a fair bit, form a syndication with yourself as GP, get your college friends, their families, and anyone you know to invest as limited partners, then buy a rental house for cash, and you take 20-25% equity and provide the property management for a % of the rent, whatever is industry standard.

I’ve been told that “house hacking” or buying a single-family residence (SFR) with a downpayment assistance program and renting out the rooms is a good place to start.

Hi @Justin Brown      I'm very familiar with the Charlotte market (my family lives there and I travel there frequently) and I can recommend a few resources to you.

The cops contact you and ask did you ever see anything suspicious, you say yes and the next thing you know you're being prosecuted and also potentially sued by the kids' family for punitive damages.  

Are you after a single-family home or multiplex? 

I've always purchased and I have always been told by family and friends "it's always better to purchase"...buying builds wealth...I just did it without question. 3 homes bought and sold later and I'm scratching my head because I've always sold my homes for way more than I bought but still never seem to come out better.Thank goodness I also put money into investments.
