I'm fairly new and learning a lot on Bigger Pockets.

If you have modeled your rehab, ARV and other costs properly, you know with a fair amount of certainty what you will make on that flip as you leave the closing table.

However, I wouldn't allow pets in apartments - you don't want cats (who don't mind being locked up) because of hubby - that's fair.

Which is a bargain over paying the higher price upfront for adjustments that will likely never be needed. 

I would not buy in OC now unless you've looked at 100+ deals and find a screaming bargain aka off market.  

I have fair credit and no money to start with, but I am a great student and willing to put the work in and any advice for a newbie would be most appreciated.  

While in all fairness, Kelly Drive actually has some pockets that are not really god-awful, just the name “Kelly Drive” sends semi-informed out of town investors running for the nearest boutique coffee shop to calm down and gather their courage over a white chocolate sprinkled Frappuccino.
