It's 2024 and still some escrow co's are expecting the buyer to drive to another county just to post escrow and/or sign forms.Which escrowers have online transactions, preferably with an App that works on Smartphones? 

You should get a scope of work form and do your homework to figure out the actual costs for each job.

I don't necessarily expect to cash flow while I'm IN the property.

So you have to figure out which is a better value.

But then I developed lung cancer, go figure.

I am also considering STR after I get my feet wet with LTR and figured staying in the same market would beneficial down the line. 

with a $300k budget, can one expect to get a 3-bed, 1.5-2 bath house/townhouse at about $2k rent per month?

Hi everyone,Actually we are working on a great Triplex deal in LA, which after we did a bit of a due diligence, we figured this property is registered as a Duplex in the city and the third unit is not registered, however the property has 3 electricity meters and it seems a permit is issued by the city almost 70 years ago ( the property is 100 years old) to build the third unit, while a certificate of occupancy or any similar approval has never been issued on the additional unit.Just wondering if anyone of you folks have had a similar experience and would it be too risky to acquire such a property? 

I'm not sure if anybody has said anything different to you but I need this to be your expectation.
