If you cannot find any 6 month old comps then you may consider expanded the area search or going back 12 months - or both.If you do not have a particular lot in mind, you should consider looking at the most recently sold, newest, similar homes in the area.

Refi is preferable if the money being accessed is for longterm purposes (ie buy/hold) and you plan to purchase another investment soon whereas a Heloc is preferable for short-term use (flip, rehab, etc.) and/or you want the ability to pull the trigger in the perhaps distant future if/when a deal presents itself.

I don't see any previous sales in MLSPIN, but it could have been listed on the Berkshire MLS which I don't have access to.Last purchase was 3/8/19 for $70,000, which also seems to have been off market. 

I live near JBLM and have noticed how much more military has expanded out to lacey, olympia, yelm, roy, spanaway, graham, etc. 

Our MLS is on an e-key that only agents and appraisers can get access to (that I know of). 

I have a tenant who keeps complaining about the neighbor parking in the driveway and not letting my tenant have access to her garage. 

If you're worried about not being able to expand as quickly, then taking some of the equity out would be a good choice.
