That real estate agent can do a big favor for you by driving by every six months and looking at the outside of the property.  

This drives up the value of homes and the value of rents. 

You could come up with that small amount of money driving Uber part time for a few months.

Show me a court case that determined that alone is sufficient. except driving drunk IS illegal, and can kill people - so I don't recommend that.

Is it me or does a completely random drive by on a quiet residential street seem suspicious?

Audible is nice because I can listen pretty much anytime I want...while I'm driving, working around the house, sitting around doing nothing, etc.It may sound cheesy but I like Grant Cardone books a lot - his energy  (he does his own reading) helps keep me motivated!

Although starting at a younger age, I see no better time then than the present to learn and gain leverage into my first deal.My drive to getting into real-estate investing is to focus on my family of the future, create time to travel and to avoid wasted time and stress thinking about how many hours I may need to work before successfully retiring.

Real 15 minute drive to get to four neighboring cities like Phoenix, Tempe, Chandler, and Gilbert. 15-20 minute drive to Phoenix airport.
