I would think that mold would be excluded, as it wouldn't be a "sudden" event, and it would be your responsibility to dry up/remediate any water issues.  

I'd suggest you attend some of the investing networking events that are in Austin....some are really good and can give you ideas about how to make good profitible investments in austin.

So if you listen to the BP podcast at all, you'll hear over and over again one of the BEST things you can do when first starting out as a REI is going to local community event like a REIA meeting.

Stay away from the “guru” sales-pitch events - they rarely increase your investment knowledge, they merely empty your wallet!

Go to the REIA events in your area and start talking with people.
