This complicates the partnership as it dilutes the value I can bring by assuming the risk.In my experience so far there are HML's that also fund the rehab and some that do not, so how is it any different in underwriting's eyes if I just never take a draw with an outfit that includes the rehab funds?

I may be erring on the pessimistic side but I think the days of above 1% are drawing down until perhaps another market correction or rent increases swing sharply up to compensate.

They do 80%LTV on rentals at a variable rate of prime + 1% if you have 3 properties or less including your primary, if you have 4 properties including a primary they will only do a Heloc on your primary. 12 year draw, you choose p/i payments or i/o.

That may not be obvious to non-tech folks, but you could simply draw some arrows on the edge with a permanent marker.I keep it set on "ECO" mode when no one is there and I also set up a schedule which gets enabled as soon as someone twists the dial which takes it out of ECO mode.
