It makes sense for a private owner/self manager.Lastly, if the resident does not take possession within 5 days of the start of the lease after indicating they will not be, we post and mail an abandoned property notice with a 48 hour response window, then start the deposit accounting process. 

I've done quite a bit of research on private investing/hard money, and I'm thinking about starting out with hard money and ending with a bank loan after a year.

Also for successful investors they have more than enough private money.

Lender isn't going to give conditional commitment with no specific property (nor would a private investor with no actual "deal").Just wondering how this has been navigated by you experienced folk. 

Certainly not a mainstream bank - does that mean I'm looking at private money?

However, there is a 15% down payment conventional program for investors, not to mention 10% down, 100% rehab financing with some private/hard money sources.Please don't hesitate to let me know if I can help.
