Those cities are namely - Holyoke, Springfield, Chicopee - and you can get properties in the price of $50-60/unit count with rents in the $900-1200 range for 2/3 beds.

From your post it looks like you are under the 80k range, which either means you are in the south side looking at single family homes or in the suburbs looking at condos.

Simply put, the margins are small for the builders which means the current homes in that lower price range are going extremely fast.

However, after looking for multifamily properties in surrounding areas on listing websites (such as Zillow) I have found that any duplex I find is either a) nowhere near where I work (+1 hour commute time) b) seems to need A LOT of renovation work or c) is out of my price range that I can afford.
