It's close to the courthouse (County seat), walking distance to the regional hospital, bars, restaurants and schools. 

There are lots of people here that self manage from a distance.

I really would prefer it to be someone local or at lease decent driving distance from me so I could talk to them in person about it.

Enter in your Zip code and distance you're willing to travel, hit enter and you should get a list of events in your area.  

If thats not an option looking on craig's list and similar sights to see how many in the area are listed at once, how fast they come back up for rent, etc. would be me next idea for checking from a distance (if that's the issue).

Anything within a commuting distance of NYC will be expensive.
