My goal is to buy and hold so price appreciation is icing on the cake.  

My short term goal is to earn $4,250 a month in passive income within 3 years.

Biggest thing is, your ONE goal is to kick butt in flight school, not just pass.  

They can double that or better with other assets.You could try to refi out your equity to 75% LTV and hold the CA property if that is the goal long term.
