I want to shed some additional light on "alternative financing" on rental properties, typically called "DSCR Investor Loans" so that this community understands this type of loan in depth: 1) Similar leverage is available (subject to FICO score) on a DSCR loans as Conventional loans on rentals. 80% of Purchase, 80% LTV for Rate/Term Refi, 75% LTV for Cash out.

@Jim Sestito  I'm not sure if MA has anything similar to Vermont, but there is probably some program you can find that provides incentives for making homes more energy efficient (one in VT is literally called Efficiency Vermont, they do free energy audits, provide light bulbs, and low flow water taps, etc -- they also provide incentives when you switch to more efficient heating, like gas, or help pay for it somehow).

I lightly scuffed everything with sandpaper, just to help it adhere but I doubt that was necessary.

have the rooms well vented and take breaks to get fresh air and water...... many times I feel light headed afterwords .good luck

Earlier this year I had a junkie who would break-in each morning and steal a light fixture while the SimpliSafe alarm was blaring.

No more showing me 34 light fixtures... shower handles etc...

Beyond that, you can swap out the toilet, vanity, and light fixtures (if they are simple).
