I think that is unprofessional and some owners might find it insulting :)In my experience I have always sent typewritten letters, either as a self mailer on a heavier cardstock, trifolded, or in an envelope with some catchy phrases on the envelope itself.You can design and print them in your printer at home.

It really is very easy to do I just gave David some ideas in how we use LT to gain more advantages for all parties thus creative investing.Typically when these entities are setup they are in autopilot and all you do is get your check from the trustee each month..Insurance is something else entirely and yes that goes without saying a good policy is needed.You need to protect the title from the lawsuit that hits you so you need good insurance and a LT IMHO to stop any charging order or threats to the property.It is also nice to not have your name on the county records so you are off the radar screen.I just went into detail to give examples of how you can remotely administer a property via your designated trustee very simple to sign off on one letter..??

About 80% of them in my state are in crap areas (war zones).The other 20% are the ones everyone is trying to buy in much better areas with the same or better rents and lower taxes.With any great deal everyone is looking for the needle in the haystack.I personally do not like these investments because of the intensive time they take and you get one bad tenant and cash flow is shot for the year.Also many of these homes are much older in age with deferred maintenance meaning huge bills down the road.The huge repairs would outpace any appreciation and rent increases in a bunch of cases.In my area jobs are more transient these days.Houses are harder to qualify for with the mortgage process.People do not want to buy a property when they see values going down and a bunch of HOA fees and maintenance bills.They would rather stay in an apartment complex where everything is done for them and can move in a quick changing market and stay fluid.Not all markets are like this and people are still buying homes here but not in droves.I think banks are expecting a fever pitch of buying this summers from home buyers.If that doesn't happen the banks won't feel as confident with the pent up inventory they will still need to liquidate.

You have to remember the county will recognize the residential vs. commercial status on the 1st of January of each year so you'll have to get the legal work done before the end of the year and then request the new designation from the county in the first few days of 2012.
