I've also declined people with "decent" credit scores because they've had 3 utility accounts go to collections in the last 6 months. 

A good rule of thumb here is to take 10% off of the top of your expected rents in order to prepare for unexpected vacancies, market declines and other factors.

I'd still hold commercial because that's where contracts and signatures actually mean something.What's even the point of entering a business that has a declining profit margin projection?

We were discussing how downtown South Bend has really declined in the last few years, but near Notre Dame and Granger are good areas (I would defer to Jeremy for that though)  I have family that lives in Elkhart, which is good for the numbers but they are very dependent on the RV industry. 

I've gotten many messages from those types of companies and I've declined them as I see it as an active business rather than a rental.   

If they object to that visit, then their application is declined.

If prospective tenant is declined residency for any reason whatsoever, deposit is fully refundable.
