Can I expect a pretty decent return in a couple years if I renovate?

I've been purely in the mindset of cash flow positive only properties, but seeing a principal payment of over $1,000 on the first month makes me wonder if this is a decent option. 

The nice thing about DFW, Dallas, Fort Worth, is that you can find some nice streets/neighborhoods that have decent to nice MFHs.

Do you currently have a decent to well paying job?

I was targeting Matthews, as it seemed to be low-crime, has decent schools, yet isn't too far to commute downtown.Just curious if anyone has been actively researching this area or similar areas in Charlotte and had some advice to share.

I make over $2700 a month profit on a 4 unit in the area after  spending a decent amount on the reno but the coc is still very good and the appreciation has been as well .
