The successful ones have done their due diligence on the market, have networked with other active local investors to gather a variety of opinions and built successful 'boots on the ground' teams for themselves. 

Other areas are farther away and more working class and are not well-suited for short-term, in my opinion and I'm not a short-term expert.

Syndications are (in my biased opinion) the best source for passive income.

Flooring is the most important upgrade in my opinion. 

@Richard Lovering - There are a few things to consider in this situation.First, while well-intentioned, opinions from investors outside NH can be inaccurate and misleading; as different states have different L/T laws and leanings.

There are a few companies in my area that offer this, but the cost of management is crazy high in my opinion. 

If you base your investment strategy on the opinion of "a person at your local shop", I think you might be in for a bumpy ride.
