@Kenneth LaVoie, with plumbing (NOTE: I am not a plumber) supply lines are easy, just make sure you have lots of glue if CPVC and know where the shutoff is if you are soldering, but there is not any concern of whether your lines are sloped up or down, since the water pressure makes it go where it needs to.On the waste side, just remember things flow downhill.

Supply seems to be extremely limited at the moment, but with high demand, driving prices up.

You must also supply a narrative that supports the comps in rebuttal to the comps used. 

Lastly, and I am just now going to this option, but instead of putting in cheap blinds on the windows (which I seem to be replacing every transition) putting up curtain rods over each window and either let the tenant supply the curtains or if your ambitious you put your own in.  

However, heading into the fall it will be difficult to sustain that momentum in purchases because the lack of supply is already exhibiting a constraint on sales activity.

@Shannon Richardson Did you landlord supply you with a receipt within the appropriate time frame (usually within 21 days of your move out)? 

Here's what I have so far:1) Network on BP or local REIA's to find qualified contractor referrals then further vet those referrals through websites like Yelp.2) Interview 10-15 contractors through those referrals or websites.3) Get 3-5 materials and labor separated bids with an expected worst case scenario time frame for your rehab prior to finalizing the deal.4) Turn the bid into a binding contract where bonuses are in place for finishing on time/early and penalties are established for finishing late.5) Supply the materials for each phase of the rehab and pay labor as phases are verified to be complete by other team members (Real Estate Agent/Property Manager). 

Our leases have a clause that states if an applicant supplies false or misleading information on their application it is grounds for termination of the lease.I would NEVER sign a document I don't get a copy of--in full.This tenant got over on you. 

AC units should have return air also, not just the supply ducts like many heat only systems.
