That means that from that point on the tenant has a lot more rights and you can't 'get rid' of the tenant unless you go through court.

If the agreement to stay until 1/31/2022 was verbal, then the court would probably agree that they are under a month-to-month lease and can terminate with 30 days notice, since that's what the written agreement says.
