Hog wire fencing is about the cheapest, rectangular wire or chain link might be more acceptable, use wood posts and cap on top to each post, the green chain link looks fine this way.

I find my method to work conservatively and I adjust it if necessary (area and condition are better / worse than average)Adjusting and given my assumptions were correct on water, taxes, and insurance that puts you at a 16% cash on cash, which would be a green light.

I would use sand or 3/4 inch stone before using dirt, you wouldn't want the dirt to compress or compact over time and leave a void under the wall
