Otherwise I would need to look and hour or two out, and living an hour away from work seems like a waste of time and energy. however, I’m moving there from California so I haven’t had the chance to look myself yet, drive around, etc.

I’ve had this happen once in another state where I bought in a gentrifying area and property taxes have shot up to about $15K this year - the city claims the property is double what it sold for a few years back though there is no chance it would sell for double or even 20% more.

While there's a chance that sharing this could result in somebody in my local market going head to head with one of my buyers on an escalation, I think the chances of that are slim compared to the benefit of more BP folks being better prepared to get deals.

Joining a team can be a great jump start since you'll pitch in on deals in progress and have chances to do open houses, work with buyers they've found, etc.  

will depend on your area, you will need to perform due diligence. deals don't fall out of the sky, but you will need to go find it. tell everyone around you what you want to buy, go knocking on doors, speak to investor friendly realtors.Basically, the more people you speak to and network the better chances of you finding a deal.Make sure you know how to run your numbers to make sure you found a true deal.

You've learned what you needed.I don't think you have a good chance of reasonably rehabbing this.
