Quartz makes sense for a high end unit/ fancy neighborhood where you can and will attract tenants willing to pay more for them.Repainting is often a no brainer, but could be based on the current conditions as to whether or it is needed.I agree with Melanie on researching the washer/dryer comps. 

My goals with the money will be to retire early, travel (I am a Flight Attendant), pay off my parents mortgage, give back to those in need, save money, and be able to do the things I want to do without the burden of constantly worrying about money. 

I still plan on paying the monthly HOA required payment but I am not intending to pay thousands I had no decision-making power on.

I just let it do its thing and don't pay attention to the glitches in communication, or where the money is going.

@Zach Knoll I sure hope you didn't pay for one of those syndication mastermind courses that sells you on the belief you can assemble all of the components and educate a bunch of random's on how to empty their IRA account to fund your deals.
