He decided he was going to go with what the builder said.. a few months later.. he now has  dehumidifier.As someone who tends to invest in nice big houses, there’s some definite pros & cons.You typically earn good money when it’s rented, but on the days when it’s sitting vacant you’re just bleeding cash.

I'm starting my career as a salesperson in New York City and currently in search for a great team to join. 

I see real estate investing as a vehicle for long term wealth and financial freedom and plan to quit my teaching career and manage/grow our investment portfolio long term.We are looking to enter the market in short term rentals in the Gatlinburg, Pigeon Forge, Sevierville area of Tennessee.

There are other creative financing techniques (partners, owner financing, wrap arounds, etc), however, items 1 & 2 seem to be the biggest impasses that I see young investors running into when they are starting their careers - the third is the down payment, which you have - well played. 

Unless you keep reinvesting your earnings into other deals one after another, would that kinda be a similar way of achieving a monthly income stream?  

Some companies have mentorship/coaching programs that allows for on the job/hands on training so make sure to ask about that in your interviews when deciding on a brokerage to hang your license.Once again, congratulations on deciding to get your real estate license, it is a big step in your real estate career.

Even if you buy just one property and house hack at every new duty station, that’s 6-9 properties or more over the course of a 20 year career.

If you have that much saved up then I will assume that both of you combined are earning a hefty salary.
