Ok, I get it maybe there is something unique about this property and fine you have the resources and CONVICTION to hang with a temporary loser!  

I also manage a handful of sub contractors myself but that is only because they are friends of mine and I like hanging out with them.

It partly depends on what kind of investors you want to hang out with...newbies, intermediate or experts? 

Do the low hanging DIY 20x projects and let Jack and Jill homeowner replace cabinets for a more 'in' color and get a -35% return on their money.    

Just following up on this I called about 10-15 places/engineers and only Colorado Structural Repair made it through the ever-difficult gauntlet of : Picking up the phone, not hanging up while on hold, working in Pueblo, and setting an appointment. 

If not, then you are out the option money but don't have the mistake hanging around your neck for years afterward.

The student base near University Circle is great because it brings a lot of diversity and cool restaurants and places to hang out. 

It's gonna take time and money on your end and then you need to find a place to hang your license.
