Considering the EMI on a $1MM multi-family @5% for 30Yr fixed is $5,400+property tax+insurance.We are just looking for guidance from people who are debating on the same topic or folks who have already executed house hack and have a positive or negative point of view on this topic.

I have an inherited tenant in my multi-family in Mountain view, CA  who gave 30 day notice to move out on 11/30 to property management and said they are not going to pay the Nov rent since security deposit is already paid.

Unfortunately they are still viewed in many cases as a high risk property and some consider them a depreciating type of structure. 

We used to drive investors around Philly and give them in a few hours an investor's view of the city that I see people trying to understand for months on their own via apps, forums, articles... 

Unless you are going to *specifically* spend the downtime making money, you're not making better use of your time from a financial point of view.

But even this is subjective, since nicely remodeled will have a premium to dated, but an unusable, large home will sell at a discount when viewed as per sq ft value.For a comparable finish quality, on equally desirable street in same neighborhood, we have sold properties almost exactly at the same per sq ft price as smaller properties, but they were equally usable as their smaller counterparts, i.e. 2,900 sq ft 4 bed 3.5 bath versus a 1,900 sq ft renovated house 3 bed 2.5 bath
