I don't think we can expect at this price point the flooring to be like the vinyl you walk on in large department stores like walmart (those are commercial products)... but for the price, as long as you realize that there is a give and take, you'll be fine. 

Hence I believe the equity in that house is about $200K ($50K paid off principal + $150k of price increase).I would like to take out about $100K of equity to buy an investment property in Texas.How can I do that?

It did what it was supposed to do and then some...take the win, pay off the debt, and celebrate the good memories and dollars made.

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.
