I feel like if you/your PM screens tenants enough that hopefully evictions are rare but reading articles about the new laws passed I am proceeding with a lot more caution than before.

The married couple are both professionals and claim to earn a gross monthly income of 3x the rent amount (to be verified by me).I have a rigorous screening service for criminal, credit, eviction, and employment verification which I will use to process applications for the married couple and their qualified co-signer.I've read that renting to a tenant undergoing a short sale is fraught with risk because the short sale may never occur, which would result in foreclosure and could pressure the tenant into bankruptcy during the lease period.

Most Community College / Junior Colleges, with a few exceptions in Northern California, do not provide on campus housing.No harm in contacting the college, and offering a property for CC students, with the caveat being they pass your tenant screening.

I have had people do this a couple of times.....I actually, don't treat it much different than my normal screening process...Of course, it is non-standard, so I simply see the rationale.

There are decent people who rent in the area, but you would need to screen the tenants well and of course you will run across issues simply because of the age of the properties.
