So, in this case, the Grandma was put as guardian of the property until the child was of age to take ownership of the property as the executor.Then I looked at probates for "Steward of the Property" (I think that's what it was called).

You don't have to take Required Minimum Distributions until age 70 1/2, so no decision relative to selling or keeping the asset has to be made at 59 1/2.

I mostly rent to college-age people who appreciate having a dishwasher (stainless steel is a bonus) but wouldn't get any extra value out of spending 2x the money for a Bosch so I stick to the bottom end of the spectrum.

I wanted to see if other investors use a home warranty company for their rentals or if there is a good formula that takes into account the age of the home when considering if using a home warranty company is in my best interest.
