A good mortgage broker or banker can advise you on the details ...OK ... this is my beef with the Podcasts and success stories like these ... most of the time if you study them carefully, the person with the success story is what I would consider a newbie ... they may have a few deals under their belt, but have only been in this business a few years, so all they've ever seen from a RE market is green pastures, they haven't lived through a downturn.

But I always advise my clients to include those expenses as well.

I strongly encourage you to identify an attorney, a broker, and an accountant to advise you on each deal you seriously consider.  

On the other hand, you could use the same credit card to go out and buy new blue jeans because you want some, same 15% interest rate - bad idea unless you are a blue jeans model and that purchase is going to make you money greater than the 15% interest cost.regarding the note above - if you are using credit to increase your credit score, check with your own trusted adviser first.  

My advise to you is to scrap this idea.
