Unless you want to spend the time researching the questions you have I would definitely hire out your accounting and tax work. 

I'm in the process of finding a good accountant in my area, but I was hoping the community could help me with a question while I search. 

I feel comfortable with my payments, and will have enough to put into a reserve account for cap x items when the refi is complete.

My investing partner and I both have our own separate LLCs, but we want to partner on a deal 50/50 and both have visibility to the all profits/costs/expenses in the bank account. 

Complete the SD accounting as required by local law, mail refund check (if owed) and SD accounting to last known address, which is your rental.
