I said  nothing about advertising as "fully ADA".  

I found an ad for a land lease under a metal scrap yard advertised for a 9.2% Cap which would put the value at $1.082MM (100,000 / .092).  

I just learned August 3, 2016 that alot of the campaigning and advertising we do on our own for REI becomes very expensive well with renatus when you buy any of the educational packages these things are included and i get my coaching and mentorship.

What do experienced people do when they buy a SFH in an area that doesn't have any PMs (or at least any that advertise their services)? 

Your customer doesn't care on whit about your company until you have a good looking rental unit.Since you posted this in the Landlord Forums, i'm going to assume that you are most interested in the rental side of advertising.

Had a buyer who was ready to buy, but backed out because it was originally a duplex and he couldn't get a permit to build it back as a duplex because it was abandoned for over a year and has to be re-zoned to a single family home.

I was advertising a new rental, and had one woman come in -- I could tell she was one of those crazies the moment I met her.

The park is about 80 acres, has a lot of vacancy and has a number of abandoned homes and homes that should be abandoned.
