Hi All, I'm about to self-manage a property and I would like a straightforward online tenant screening software.

Wondering what you guys use or recommend for screening potential tenants?  

Background out side of REI: I have a masters degree in sports marketing/business and currently work at Fox Sports as an Account Executive selling our TV and digital assets (commercials, in-game logos & reads, activations).Short term goal: networking on BP including any meet-ups in SoCal and retaining as much information on the forum and podcast that I can, to put into action!

People today can’t even save up enough dough to buy a 300$ flatscreen tv .

I plan for a minimum of $2k for code inspection work- sidewalks, window locks, trip hazards, maintenance issues (basement wall sealing, exterior brick work, painting exterior trim on windows, screens, and then all of the expected- plumbing, HVAC cert, chimney cert, electrical,  and on and on.)  

I found the tenant screening website www.mysmartmove.com , has anybody used this site for running screens on future tenants and have any good or bad feedback because i'm in the process of hopefully (fingers crossed) obtaining my first rental.

When renting to a bad tenant , what is the one thing you would of done differently during the screening process if you could?

If I have to eat crow later so be it, but I think it's going to work out (I did screen them).

It may end up being painted or stained concrete).A combination of the Allure flooring and good tenant screening should give you many years of service life.

Their retirements are secure as the government (you and I) will be supporting them til the day they die.Moreover, many of them have a big screen TV!
