Bamboo floors
30 November 2009 | 3 replies
I like the way it looks, but it requires a minimum moisture content in the air, which I don't have out here in the desert, so I've never installed it.I can't think of any reason a buyer would object to it, other than the obvious one that they have their heart set on red cherry floors (which is a problem with any and every flooring you use)I don't think bambeoo is any cheaper than other wood flooring, so you chose it because you like the way it looks.

The 28th of December is my scheduled close on that one, but I am still in the feasibility period so they still can back out for another couple days.I have another rehabbed 11 unit that brings in about $5500, utilities right now run about $1,000 a month for gas and water, but that should drop in the spring to about $300 a month when I install some new electirc heating and air units (tenant pays electric :D ) .

regarding a new roof:

As soon as I saw the leak in the ceiling, I had the roof repaired, and the company brought in a heater and blew hot air onto the ceiling from inside the room, NOT the attic, and said that would dry out the attic space, too, that's how they handle the roof leaks.

Sec 8 Holds Rent

We missed the deadline on the form, thinking our ‘real’ deadline was to have the screen repaired by Spring as the job of a window screen is to keep bugs out when the window is open (but since when do you apply logic when talking about the government). They held 2 months of rent based on ‘faulty property’.

Appraisal issues on house I am flipping
10 May 2011 | 52 replies
If you have MLS access comb through the high expireds and withdrawns for this situation-only takes one.Trust me fighting with the appraiser is an up hill battle, not because of the appraiser's ego but becuase the UW already has seen report, buyers side has possibly seen report, FHA hates to see an increase. In the future; price the property based on current sales/listings, try not to meet appraiser at property, dont supply comps unless asked, HVCC help squash this (now called AIR), supply a list of upgrades(perhaps same list that should be on site), tell appraiser what permits were pulled, make sure water/utilities are on, make sure all remodeling work is finished. The appraisal matters more on what has sold in the past 3 months and is currently listed and under contract more than the condition of the subject.
