Avg rent with this criteria is $1850+As far as reserves, I am saving about $4k/month, however, these funds were going to go towards my next property so I guess the answer would be no, I do not have separate reserves set aside for big expenses. 

Ultimately, you should go with the one that appears to be the most transparent and that sets the right expectations.

Tell them about the abandoned stuff, where it's stored, the 18-day limit, and any potential charges.Talk to your tenant.

It would be great to have a local group based in Central Florida so we could meet in person but I don't want to limit the potential of the group so I'd be interested to hear from anyone with these interests.
