Again this area of town is one of the only trendy parts of a city that is mostly "blue collar" and great of cash flow. 

I didn't even consider real estate investing as an option until i got injured and forced to quit blue collar work for the most part.

Of course, you need to comply with Blue Sky Laws of the specific state as well.

Now, the flip side of that is that nobody is going to call you out of the blue and ask you to take on an inspection that's going to generate a five-figure commission.

I can read books, listen to podcast and webinars until I’m blue in the face but once I get my hands dirty and some experience I tend to thrive.
