More importantly, your balance sheet or net worth just grew by that amount by finding a good deal, which is not the case when you pay retail with a downpayment.

The idea of paying off properties as quickly as possible is somewhat a relic of the days with double digit interest rates (in the 80’s when my dad bought the house I grew up in, his first mortgage was 18%).

I would like my business to grew some credit to be able to leverage later on down the road.

Granted he is now in his late 70s, but he never raised capital from investors, he grew organically and made prudent investment decisions.

But I quickly moved off-market and started finding better deals that fit what I was trying to accomplish.I eventually got to the point where I was executing some awesome BRRRR's, getting all my cash out and sometimes even more.Ultimately, I grew a 12-door portfolio in 2.5 years and spent one more year throwing the cash flow at the debt to pay it all down.
