Does the 5% down applies on buildings with more than 4 units as well? 

I been researching and doing homework on potentially taking on a rehab project and flipping it once done, I have a few properties/areas in mind.  

While you may have a 2Br that is not for the "typical" sized family, you will have many people also looking to downsize from their larger homes that they are holding on until the summer to list.
