It is not as easy as many people claim on the BP posts or the guru webinars, especially to  do it correctly, but it can lead to a strong income stream.    

For example, I know that if the house was built before 1978, then the seller has to have a lead based paint disclosure.

I got a new lead (in Indianapolis) which the seller may be willing to do some sort of financing.

Maybe i'm wrong as I am a newbie but I truly feel giving the lead the opportunity to speak freely to a voicemail and simply asking for their reason for calling they will open up and spill their reason for selling which then will provide me with some great info that will make the call smoother and give me a heads up on how to handle this particular lead.

I've used  tax assessment , google, zabasearch, white pages I have a lead on multiple properties that are owned by the same individual but I just can't get a current address.

My entire project here is a leading indicator, to take both of those trends that I talked about above, and begin to introduce gentrification to San Leandro, the town immediately south of Oakland.

Putting in the hours, generating leads, finding a mentor who I already have and trying to become a listing machine.

If you are considering starting a direct mail campaign in order to find leads and create deals then hopefully this will help you.You need to drive for neighborhoods that you want to buy in and look for properties that will be tough for the owner to sell if they ever need to sell.

It is my understanding that a basic yellow letter stating that I am interested in buying the house gets a higher rate of return on responses but often times is lower quality lead where as a mailer that has more information regarding exactly what we do for people in distressed situations might get less responses but will be a higher quality lead since they know what we have to offer and that we have a general understanding of their situation and still respond anyway. 

Which leads me to believe you don't KNOW that this poster is breaking any laws, you just suspect it or have a gut feeling.There's nothing wrong with opinions (trust me, I have more than most)...we just need to keep them separate from the facts to avoid confusing issues...
