I havent collected a dime on any judgement I have had in last 20 years,,,I quit doing them wasting my time money and brain power.First of all you have to have a valid address and place of employment before the sherrif will even atempt to serve summons in first place,,,if they move out of area not worth the hassle.

She won' leave when her lease is up and a bump i rent won't scare her off either.You might think it foolish of me to serve in his way but when you look at my numbers I am sure you would get an equal shock... good luck and remember, this is a service industry, if you don't agree with it, buy a REIT...

It can be done, but make sure you can assign the option and make sure you conform to any state laws regarding L/O (I think VA is like NC in that they are now regulated).
