Then I work the magic with the numbers and in many cases like now, I have 2 different companies that I have insured my portfolio because for some houses, the one that was cheaper for some of the properties when 3x to a SFH so I moved that one to another company.Insurance nowadays are not small money so it makes a difference to get a cheaper one so that you can get a better cashflow.You don't need to sit with them, but call them and you may need to spend an hour or so to get you setup with them.

Decided I liked the property management business the best, moved to AZ in 2011, gradually sold all of my rentals in Minnesota, flipped a couple more in Mesa while getting my Real Estate license to do property management.

Normally I say you can find everyone, but many of the sellers were moved/retired out of the country, not easy access to notary, etc. or maybe the die and so that leaves the buyer in somewhat of a difficult situation to resolve.

On an individual house basis it can be tricky the key is scaling so as the post above states one tenant can wipe years of profits.
