I would call your realtor to get a comp analysis as part of your refi process- they may also know of some lenders who work with this kind of situation frequently (especially if you have an investor friendly agent) The property is in John's Island SC

I’m not locking anyone into a 12-month contract and I’m making this point known very early on.

In the meantime we spoke on the phone about a $15k deposit upfront to lock the property up this year.
