The hustle is great.)But in general, I'd want to buy instead of arbitrage, if at all possible.

Generally I'd think backfilling it with a restaurant or other use that can utilize the space but wants the location and the building type.  

And I would agree with you about walking in daylight but I don't think I'd walk in the dark to those hospitals unless it has changed a huge amount in the last couple years or you are say across the street from one.

Now he's 70k in rehab in and has to redo the work all over again, can you imagine?

BiggerPockets has taught me so much about real estate, figured I’d tap into the creative minds here and see if anybody had any information. 

I'd start with cash for keys but if that didn't work,  seems like it may take 3-4 months to evict a person,    my big question is getting liability insurance on the property.I get that there isn't much I can do preventing the previous owner from trashing the place  (she is 60+ so I doubt she's taking a hammer to the place)   but I do worry that if she or someone else were to get hurt prior to an eviction and sues me.Can you get insurance on a property under these conditions?

I'd probably research a little more, but If they are cold calling looking for suckers, then when you sign on you're likely a sucker.

As you can imagine, having the timing just right for a 1031 can be problematic at times.
